Annual Sustainability Report

Award Description

LBA has achieved the ENERGY STAR Partner of the Year award with Sustained Excellence. Sustained Excellence is the highest honor awarded by the ENERGY STAR program. Winners are part of a distinguished group that has made a long-term commitment to fight climate change and protect public health through energy efficiency. The ENERGY STAR award is a national recognition by the U.S. Environmental Protection Agency and U.S. Department of Energy.

Award Description

LBA celebrated the 30th Anniversary of ENERGY STAR by becoming a Premier Member of Certification Nation. The Certification Nation is a one-time special recognition that the EPA launched to recognize organizations earning multiple ENERGY STAR certifications. To earn ENERGY STAR, a commercial building or industrial plant must be independently verified to operate more efficiently than 75% of similar properties nationwide. ENERGY STAR certified buildings use an average of 35% less energy and are responsible for 35% less carbon dioxide emissions than typical buildings.

Award Description

LBA received national recognition from the Institute for Market Transformation and Department of Energy’s Better Buildings Alliance as a 2019, 2022 and 2025 Green Lease Leader — Gold Level. Green Lease Leaders is a recognition program, awarded every three years, that sheds light on forward thinking companies that effectively modernize their leases and sustainability strategy to encourage collaborative action with all stakeholders on energy efficiency and sustainable operations.

Award Description

BOMA Orange County recognized LBA as the BOMA Philanthropic Company of the Year for volunteer time and financial contributions toward supporting organizations such as Pediatric Cancer Research Foundation, Boys & Girls Club, Make a Wish Foundation and more. Corporate responsibility and community outreach are essential elements of LBA’s core values and operating philosophy. The LBA Foundation is dedicated to identifying key organizations, energizing employees and partnering with our employees and tenants to support their charitable causes.

Award Description

The Community Award of Excellence recognizes an organization or individual who has made outstanding contributions to the community through their leadership roles and motivation of others in philanthropic efforts to support their community. LBA was selected for this award predominantly due to the successful sponsorship of a virtual food drive for the Second Harvest Food Bank. At the time, LBA was the largest food drive sponsor in the history of the food bank, raising proceeds to support over 200,000 meals.

LBA is a recipient of the ENERGY STAR Partner of the Year award for outstanding efforts in energy management and has been recognized as a premier member of the ENERGY STAR Certification Nation. LBA tracks all office buildings and industrial where feasible, in Portfolio Manager and demonstrates the commitment to save energy, protect the environment and conserve for the future through obtaining ENERGY STAR certifications. ENERGY STAR certified buildings use 35% less energy and cause 35% fewer greenhouse gas emissions than similar buildings.

LBA is a gold member of the U.S. Green Building Council (USGBC) and utilizes LEED as a framework to ensure we are operating all of our buildings with the highest standards of building operations and efficiency.

LBA leads the way as a national frontrunner in BOMA 360 according to rankings from BOMA International with 176 certifications across the industrial portfolio.

The BOMA 360 Performance Program sets the standard for operational best practices in the commercial real estate industry. Earning the BOMA 360 label demonstrates that a building is operating with all-around excellence in building operations and management, including energy and sustainability. Owners and managers rely on the program to help achieve operational efficiencies and often, higher levels of tenant satisfaction.

The Fitwel program was created by the U.S. Centers for Disease Control and the General Services Administration to optimize healthy buildings, decrease disease, improve mental health, encourage social interaction, and increase civic trust and overall well-being. LBA has achieved our first industrial Fitwel certification and is actively in process of certifying additional buildings across the portfolio. We will continue to expand this program as LBA is committed to health and wellness in all of our buildings.

Sustainability in Practice

As part of LBA’s Sensible Sustainability Strategy, we aim to strengthen customer relationships by offering tailored sustainability resources that align with their operational goals. These services are designed to reduce operating costs, improve building performance, and enhance customer satisfaction, with the goal of enhanced tenant retention.

Utility Data & Benchmarking

We leverage ENERGY STAR® Portfolio Manager® to benchmark utility data, monitor performance, and ensure regulatory compliance. This enables us to identify cost-saving opportunities and reduce environmental impact across energy, water, waste, and GHG emissions.

Energy, Water & Waste Audits

In collaboration with certified engineers, we conduct comprehensive audits to uncover efficiency opportunities, reduce consumption, and support reduced GHG emissions.

Energy Efficiency Enhancements

Operational improvements are central to our sustainability strategy. Key initiatives include:

  • LED Lighting: Reduces energy use by over 75%, significantly extends fixture lifespan, and improves light quality.
  • HVAC Systems: High-efficiency systems improve energy performance and indoor comfort.
  • Cool Roofing: Reflects heat, lowers cooling loads, and extends roof life.
  • Window Tinting: Enhances comfort and reduces heat gain and ultraviolet (UV) exposure.
  • Smart Building Tech: Real-time monitoring, fault detection, and optimization software improve HVAC energy efficiency and improve occupant comfort.

Emissions Reduction

We collaborate with customers to reduce carbon emissions through energy efficiency, electrification, and renewable energy adoption. We also share best practices and technologies to support system upgrades to help eliminate reliance on natural gas.

Renewable Energy & Clean Tech

  • Solar: We assess properties for solar viability, offering cost-effective clean energy and impacting tenant retention.
  • Energy Storage: We support grid reliability and reduced peak demand charges through energy storage.
  • EV Charging: We evaluate EV infrastructure feasibility, incentives, and implementation for both passenger and fleet vehicles.

Health & Wellness

We prioritize indoor environmental quality by monitoring air and water quality and offering wellness-focused amenities that support occupant well-being.

Water Efficiency

We benchmark usage and implement solutions like drought-tolerant landscaping, drip irrigation, smart meters, rain sensors, and leak detection systems.

Waste Diversion

We support recycling, e-cycling, and composting programs, and benchmark waste diversion to identify improvement opportunities.

Sustainable Construction

We implement sustainable building standards to minimize energy use, GHG emissions, and waste during construction. Where feasible, we pursue LEED BD+C certification for new developments through the LEED Volume program.

Green Certifications

To demonstrate our commitment to sustainability, we pursue third-party certifications such as ENERGY STAR, BOMA 360, BREEAM, and Fitwel. We also collaborate with customers to achieve shared certification goals and promote high-performance building standards.
