LBA Realty has partnered with Black Bear Energy to identify, assess, procure and implement solar, battery storage, fuel cell platforms and innovative lighting and technologies, where feasible. By looking at renewable energy programs, LBA is able to lower operating costs and make a positive impact on occupant comfort and the environment.  By actively working to identify innovative solutions, we leverage our knowledge to create value for all of our stakeholders.

LBA has partnered with Yardi Energy to launch smart building software throughout our multi-tenant office portfolio. Yardi Pulse Suite includes real-time building electrical meter monitoring and analytics, HVAC system fault detection & diagnostics, and HVAC active optimization system software to maximize both energy efficiency and tenant comfort.

LED lights can reduce consumption by over 80% when compared to conventional light bulbs and can last up to 25% longer. As a result, LBA continuously assesses our portfolio for interior and exterior LED lighting retrofits to save on both energy consumption and cost.

Transportation is a major source of greenhouse gas (GHG) emissions worldwide. LBA is committed to support solutions to reduce GHG emissions from all sources that we can positively impact, including transportation. As part of LBA’s sustainability platform, we offer our employees, customers, and patrons of our buildings access to tap into our sustainability resources. This includes a national program for EV charging stations through ChargePoint to make it easy to add stations where desired.

As an LBA standard, we replace our building roofs with cool roofs, a roofing system that delivers higher solar reflectance and higher thermal emittance than standard roof systems.  By doing this, we are able to reduce energy consumption by reflecting sunlight and repelling heat; which provides cost savings and lowers indoor temperatures to enhance occupant comfort.

Construction projects that incorporate sustainable design elements and also follow environmental best practices offer direct environmental, economic and societal benefits. LBA has developed and implemented sustainable building standards, including offering tenants the option of ENERGY STAR for Tenant Space standards and certification. Through these initiatives, LBA paves the way to achieve reduction in energy consumption & emissions and reduce waste that is generated during the construction process.

LBA has partnered with Underwriters Laboratory (UL) to execute on our proactive IEQ program to ensure that LBA buildings are healthy and productive workplaces. This is accomplished through monitoring indoor air quality and verifying that it is within health and safety standards, reviewing performance of building mechanical systems and ventilation, and analyzing non-potable water sources to ensure there is no excess bacteria or growth. By using a global expert to oversee and monitor our IEQ program, LBA is following industry best practices to maintain occupant comfort and improve safety.
